Mississippi Gulf Coast Insurance Guide

Insurance on the Mississippi Gulf Coast works a little differently than it does inland. Hurricanes, storm surge, and flood maps shape what policies cost and what they cover. This guide pulls together what Coast residents and business owners should know, with links to deeper explainers.

Hurricane season and your policy

Atlantic hurricane season runs from June 1 through November 30. Two things catch people off guard:

  • Coverage freezes. Once a named storm is threatening the area, insurers typically stop issuing new policies and increasing coverage until it passes. The time to fix gaps is before a storm forms.
  • Percentage deductibles. Wind, hail, or named storm deductibles are often a percentage of your dwelling coverage. On a $300,000 home with a 2% deductible, you’d pay the first $6,000. See how these deductibles work.

Wind coverage near the water

Some insurers exclude wind and hail on homes and businesses close to the coast. When that happens, wind coverage is bought separately, sometimes through the Mississippi Windstorm Underwriting Association, the state’s “wind pool” for coastal property that can’t find wind coverage in the regular market. If your policy has a wind exclusion, make sure a separate wind policy is actually in place.

Flood insurance

Standard home, renters, and business policies don’t cover flooding. Flood coverage comes from the National Flood Insurance Program (NFIP) or a private flood insurer, and NFIP policies usually have a 30-day waiting period before they take effect. Plenty of flood claims come from homes outside high-risk zones, so it’s worth pricing even if your lender doesn’t require it. Read the full flood guide.

Driving in Mississippi

Mississippi requires at least 25/50/25 liability coverage, and the state has long had one of the highest shares of uninsured drivers in the country. That makes uninsured motorist coverage especially important here. Mississippi auto requirements, explained.

Running a business on the Coast

Most Mississippi employers with five or more employees are required to carry workers’ compensation. Beyond that, commercial property with a clear named storm deductible, business income coverage, and commercial flood are worth a close look for any Coast business.
